How to use Road 51 to rent a property
The chart below shows you a clear path for renting a property from Road 51.
How do I collect the keys to my accommodation?
Our local property management team meet and greet all our guests either at the property or even at the airport or train station when they arrive to hand the keys over. They also use this time to show you the property, and how to operate the heating, hot water system, how electrical system works and where the nearest shops are.
What if I have a problem during my stay?
Shortly after you move in you will be called by one of our local team to check that everything is to your satisfaction. If you have a problem, please let our local property management team know there or contact our local management office during office hours. In the case of an emergency either our local duty manager or the owner is there to assist 24/7. The details of how to contact our local property management team out of office hours are available in your welcome pack.
How do I choose a property online?
Select one or more suitable properties using the online search facility, add them to your ‘My Portfolio’ to view them in more details. Choose the ones you would like to view in person and complete the enquiry form as indicated to submit your enquiry. We will get back to you to confirm that the property is available for your dates and guide you through the booking process.
When can I have my deposit returned?
Your deposit will be returned to you at the end of your tenancy once all relevant deductions have been made. The deductions may include the cost of cleaning, payment for outstanding bills and damages. Considerations will be made to the age and condition of items requiring replacement due to damage (excluding wear and tear). This process may take several weeks to complete. In order to speed this process ensures that all bills have been paid dated to the end of your tenancy and all payments for damages paid in full.
What is the Tenant responsible for?
You are responsible for: Prompt payment of the rent,gas,electricity, telephone and Internet bills. You are also responsible for early reporting of damages to the property and items requiring repairs. You are required to be a responsible citizen and respect your neighbours. You should keep your room and common area clean and tidy and comply with any special terms and conditions of your tenancy agreement.
What happens when I move out of the property?
A member of our local operations team or the landlord will be in touch with you a couple of days prior to your departure to agree checkout arranegements. You are responsible for leaving the property as you found it; you must remove all perishable goods and turn off the lights and heating when you leave. We also ask that you complete a customer satisfaction survey online which will enable us to constantly improve our services
I do not know the area very well. How can I choose where to stay?
Do not worries, Road 51 provides a number of tools to help you finding your ideal property. First all, use our robust search facility provided. Just type in the name of city or town you are planning to go and do some searches to start with. Simply browse and select your ideal property from full ranges of quality properties in the search results. In addition, there are also other unique features available to use. For instance, there is a map function within each property detail displayed. You can easily find the facilities in the neighbourhood and amenities nearby i.e., supermarket, restaurant, hospital. You can also find routes and measure distances to these places with these smart tools provided. If you are still not sure where to live or you cannot find any property that you like, just simple click on the email alert button and complete your requirement. We will take care of it and inform you when the right property becomes available for you.
Is there a minimum length of stay?
In general, six months is the minimum stay. However, there are occasionally some exceptions to this rule. You can find the minimum contract length for each property in the listing details.
